WASHINGTON — D.C. is a restaurant town and more are coming, based on recently announced projects and a lot of new retail in the works are coffee shops.
Real estate firm JLL said since the fourth quarter of 2017, 77 percent of the 293 announced retailers opening locations in D.C. have been dining spots, 15 percent of which are coffee shops.
The coffee shops aren’t all chains, either.
JLL said the District’s rapid coffee shop expansion has been dominated by non-global brands, 55 percent of them are local or regional brands.
Compass Coffee and Gregory’s Coffee have opened the most locations in recent quarters.
Where are new restaurant and coffee shops going?
The Central Business District and Market District led the city with the most openings.
From a residential versus office perspective, 24 percent of the coffee shops announced to open are in traditional office neighborhoods, 50 percent in traditional residential neighborhoods and 26 percent in mixed-use neighborhoods.
JLL said parts of the District, especially the Central Business District and East End, are approaching retail saturation levels but others like the West End, Georgetown and Upper Northwest are likely to see continued future expansion.
