D.C.’s new most expensive listing is a 7-acre ‘blank canvas’ near American University, with a mansion that has welcomed royalty

The new most expensive listing in the District is so large, the possibilities are virtually endless.

The Royal Swedish Government is asking $19.5 million for its former ambassador’s residence at 3900 Nebraska Ave. NW. The property, improved with a single, 12,000-square-foot mansion, sits on a staggering 6.7-acre lot just a few blocks north of American University.

TJ Morton and Cara Pearlman of Compass are the listing agents. 

“The $19.5M is a very realistic price,” Morton said. “We tried to run comparables, but you just can’t find seven acres in Northwest.”

The Swedes left the upper Northwest property vacant in 2019 when its ambassador moved to one of the apartments atop Georgetown’s House of Sweden, Morton said. Offering the sprawling site for sale required an act of the Swedish Riksdag, its legislature. The Nordic nation had owned it for roughly 70 years. Kings and queens had slept there.

Its next owner will have a range of options, and that’s reflected in the diversity…
