WASHINGTON — Suddenly, the District has a new neighborhood.
The ribbon is finally cut Thursday on D.C.’s ambitious new development, and amid The Wharf’s new retail, entertainment and office space, a pair of new rental properties will be home to hundreds.
The Channel and Incanto (950 and 770 Maine Ave. SW, respectively) are offering residents high-end amenities that befit their shiny new 24-acre waterfront setting.
“These residences are unique because they’re in a real community,” said Monty Hoffman, founder/CEO of PN Hoffman and managing partner of The Wharf.
“A lot of people talk about the scale of The Wharf being so big, and that’s true. But really at the street level, there are narrow cobblestone streets, and there’s a grid inside the overall development.”
The features
Comprising over 500 units, The Channel’s more-industrial look is aimed at a younger crowd. It features an infinity pool, a dog run, a library, rooftop green space and a two-floor fitness facility that rivals some health clubs.
“And then it sits on top of The Anthem concert hall and all of the retail and restaurants surrounding it,” Hoffman said.
Incanto’s 148 apartments are designed to be more of a refuge from all the hubbub. The property features a more-traditional design, with features that include a landscaped courtyard and fire pit. “It’s right next to everything,” Hoffman said. “It’s not in the middle of everything.”
Both also feature a 24-hour concierge, valet dry cleaning and secure package storage — not to mention that new waterfront access nearby.
“We’ve got four separate public piers that go out into the water plus a couple of marinas,” Hoffman said. “You have all the different cafes where we have outdoor terraces that look out onto water or you look into the ‘street theater,’ so to speak.”
The numbers
Channel’s studios average about 350 square feet, with rents ranging from $1,980 to $2,080. One-bedroom units average about 662 square feet, with rents of $2,485 —$3,540. Two-bedroom units average about a thousand square feet, with rents ranging from $3,700 to $5,025.
Studio units at Incanto average about 445 square feet, with rents of $1,965 —$2,205. One-bedrooms (averaging 613 square feet in size) rent for $2,590 to $3,060. Two bedrooms average about 883 square feet, with rents ranging from $3,810 to $4,295.
