There is a lot of change coming to Mid-Pike Plaza, the Rockville Pike shopping center that will be turned into a mixed-use town center development over the next decade.
One part of the site that will remain is at the corner of Old Georgetown Road and Rockville Pike, where a Bank of America, Starbucks and other retailers continue to do business during construction of Pike & Rose.
Last month, Federal Realty said it decided to keep the standalone building instead of tearing it down, as was originally planned. The Rockville-based developer will put $3 million into renovations for the pad site, according to Development Vice President Evan Goldman, who said some of the tenants have seven more years in their leases.
Starbucks, Bank of America and Visionworks will remain. The Chipotle location in the soon-to-be torn down main building of Mid-Pike Plaza will move to the pad site.
Federal Realty is not planning on redeveloping this part of their land for 10 to 15 years. However, they did not want to leave the building as is for many years while new buildings spring up around it. Therefore, they are proposing a new façade, outdoor seating areas by Starbucks and Chipotle (which is moving to where Serenberry used to be), landscaping improvements and better pedestrian circulation for this area.
The plan also includes adding about 1,000 square feet to the area behind the future Chipotle location to hide the trash/loading area from view on Old Georgetown Road. Federal Realty’s Evan Goldman explained that this will be a small retail shop.
According to the Friends of White Flint, Federal Realty hopes to go in front of the Planning Board soon with the changes and complete the renovation by May or June of next year.
