WASHINGTON — The real estate firm Redfin crunched the numbers and says the day you put your home on the market can affect how much you get for it and how quickly it sells.
Redfin says the best day of the week to list is Thursday.
“That really has to do with how buyers look for homes,” says Redfin chief economist Nela Richardson. “They make their plans toward the end of the week to go out on the weekend and start touring, and Thursday seems to be a good day to show off a new listing.”
Redfin says a house or condo listed for $500,000 will fetch nearly $3,000 more if it is listed on a Thursday instead of a Sunday (one of the most popular days). Even so, only 18 percent of homes are listed on a Thursday.
Potential buyers may start making plans and looking online late in the week for touring properties, but for sellers, the “open house” is becoming less relevant. Redfin says they rarely lead to a higher price or a quicker sale.
“They’re not that big of a deal for most markets that we looked at, with the online presence that most homes have these days,” Richardson says. “But we did find when they do work, they work when they’re held soon after the home is listed. So if you’re going to do an open house, do it right away.”
Redfin data shows homes with an open house in the first week sell for about 2 percent more.
