Walgreens to replace Guess, Potomac River Running also coming to Penn Quarter

Two new retail tenants have signed leases in Northwest D.C.’s Penn Quarter neighborhood.

Walgreens has signed a lease for 19,000 square feet at 1155 F St. NW, according to Norman Jemal of Douglas Development Corp., which owns the building. The store will take over the 5,000-square-foot Guess apparel store space, which has closed, along with 14,000 additional square footage at the corner of 12th and F streets NW.

Walgreens will open one of its newer format, flagship-style stores, offering prepared foods, fresh produce and the wider array of items similar to the offerings at the Walgreens that opened last year at Seventh and H streets NW.

“Walgreens will be very successful in that corner,” Jemal said. “It will certainly be a great addition to the neighborhood.”

Two blocks away, Potomac River Running has signed a lease for another Douglas Development building, the former home of Cowgirl Creamery at 919 F St. NW. The running apparel and shoes purveyor will open the 2,000-square-foot store in the next 30 days, according to Jemal.

It’s only Potomac River Running’s second store in D.C.; the other is in Cleveland Park. The retailer has eight other locations, mostly in Northern Virginia, along with one in Rockville. 

Around the corner from the new Walgreens, Gap is readying its own flagship store, which my colleague Mike Neibauer  pointed out last week. The clothing retailer will open a two-level, 14,000-square-foot store that includes men’s, women’s and Gap Kids apparel.

It will be Gap’s second store in the city’s central business district — the other is on Connecticut Avenue NW south of Dupont Circle. Gap also has a location on Wisconsin Avenue NW in Georgetown.
