WASHINGTON -- It's a big, beautiful home that sits atop a knoll at the highest point of Charles County, Md.
The home -- built in 1905 -- is more than 4,500 square feet and sits on 5.3 acres. In the 1960s, a portico was added, making the home resemble the White House.
While it had more upgrades in 2006, much of the house has an historic feel, with its original pine staircase and tin ceiling brought in from Washington state. However, huge glass windows that surround a circular room -- along with heated hardwood floors and an upper loft -- give it a modern feel as well.
The grounds are breathtaking. There's a guest house, a party house, a gazebo, a barn and beautiful gardens. It's also zoned for horses.
And now the home is up for sale. In fact, it's been on the market for 18 months, and the odds are against it selling -- at least quickly.
Why? It has a price tag of $995,000.
"It is the luxury upper price ranges that have suffered due to market conditions," says Gisela Gilbert, the real estate agent trying to sell the home.
Gilbert, with Long & Foster, says Charles County has been hit hard.
"In Charles County, in the last two years, nothing has sold over $900,000," she says. "One house settled in the last two years for $1.5 million which was a short sale, and it was originally listed at $3 million."
Homes in this price range have never been abundant, but they would sell in previous years.
"In 2006, 2007 and 2008, there would be three to four properties between $900,000 and $2.5 million that would sell in less than a year," Gilbert says.
Now, she says it's common that a home in this price range could take up to three years to move off the market.
The owner of this home has lived there for more than 20 years, but he's retiring and moving out of state with his family.
He's highly motivated to sell, Gilbert says.
